Our Advantage: If we list your home we charge an upfront flat fee of $500 (after the first 30 days), but we still encourage you to post a reasonable buyer's agent commission of between 2.5% to 3.5%. This example saves you $5500, and you still have access to a trusted advisor, and real estate professional to help guide you through the brokerage process.

· As an appreciation for using our Buyer’s Agency service, we offer a 25% Rebate of any broker’s commission we receive from a cooperating broker. Please note: You are not eligible for the rebate if you are using our Free (no cost) listing service. If you are using our flat fee listing service you must go under contract with in 6 months. If you are not using our selling services your Rebate is guaranteed.

($7000 breakdown= 3% Buyer’s agent reward ($6000), plus Flat Fee ($500), plus a generous allowance of $500 at ($50/hr) for optional services such as Open Houses, Negotiation, Contract Review, more market data research)

· We can only list property to which you own or have an instrument entitling you to convey the property.
· We always promise to forward first submission contracts to you to review at no charge, but if you do not authorize us to negotiate on your behalf and agree to pay us at an hourly rate we will ask the other party to submit counteroffers directly to you.
· We like to think of our relationship with our clients as Covenanting agreements where we have had a meeting of the minds and have agreed to be loyal to each other in order to work towards a common goal.
· As a courtesy to our customers we will usually agree to suspend any service (listing or buying) contract the parties have entered into so long as our firm is allowed to refer the customer to a cooperating listing broker for the same duration as the original contract.
· Our firm usually does not provide Dual Agent services, however if one of our buyer clients wishes to see a property we are listing we will make every effort to broker the sale. It should be noted that if our seller client has posted a buyer’s agency commission we are entitled to be compensated since our client would have entered into an agreement with our firm.
